Inspection – A general home inspection is a visual inspection for system and major accessible component defects and safety issues. The inspection is not
technically exhaustive. A "general home inspection" and a
"home inspection" are the same thing.
A home inspection is designed to reflect, as accurately as possible, the visible condition of the home at the time of the inspection. Conditions at a home for sale can change radically in only a day or two, so a home inspection is not meant to guarantee what condition a home will be in when the transaction closes. It’s not uncommon for conditions to change between the time of the inspection and the closing date.

Construction – New Home
Inspection The process of building a new home is very complex. The general contractor is responsible to co-ordinate all the work and materials needed to finish the job. He is also responsible for lining up and scheduling multiple sub contractors on a three to five month schedule depending on the size
and complexity of the house. It is not uncommon for even the
best builders to miss something.
A Pre-Move In home inspection can identify any deficiencies the builder may have overlooked during the construction of your home. Having a third party inspection will ensure that any deficiencies can be presented to the builder prior to taking possession. It is much easier to get this
work done at this time rather than later when the builder will be busy
on other projects.
If you are in the early stages of building a home or you are about to take possession of your new home a Pre-Move In home inspection will
provide you “Peace of Mind” when you are given the keys to your new home.

Multi-family Units The inspection of multi-family units is very comprehensive and thorough. We perform two different types of inspections. The first is a sampling of all the units, generally 5% of the units in the complex which include occupied and vacant units. The inspection also includes the grounds, mechanical, roof, exterior, laundry rooms, parking, and common areas. The second is a complete inspection of all units in the
complex.
Manufactured Homes The Manufactured home inspection is very similar to our regular home inspection but with the addition of providing you with the date of manufacture, type of foundation, type of seismic/wind strapping and DMV tag information. We can perform these inspections on homes on your
own
land or in mobile home parks. Energy

inspection for wells includes checking the pressure tank, gages,
electrical controls, pump function, valves and pad.
Solar Systems Solar systems are becoming very common now in California and especially in the Central San Joaquin Valley. These are very familiar to me because of my background history with solar. Our inspection will include the panels, pumps, anchoring, electrical, sensors, controls, plumbing,
roof penetrations etc.
In Ground Pool/SPA Swimming pools should always be happy places. Unfortunately, each year thousands of American families confront swimming pool tragedies, drowning and near-drownings of young children. In California, drowning was the leading cause of accidental death in and around the home for children under the age of 5. That is why our inspection focuses on the safety aspect of the whole house and yard. We will inspect all gates that give access to the pool area, exterior doors, pool barrier fences and gates, alarms and drains to make sure they comply to pool safety standards.
Air Quality Testing Research has shown that the quality of indoor air can be worse than that of outdoor air. Many homes are built or remodeled more tightly, without regard to the factors that assure fresh and healthy indoor air. Our homes today contain many furnishings, appliances and products that can affect indoor air quality. If you have small children, elderly or someone living in the home that has any type of lung issues, an air quality test is recommended. This will identify and harmful contaminants that me be present in the home. We also perform testing for visible mold, radon,
asbestos and lead.
